The first part of the template requires that the parents decide who the child will live with. After the residence of the child is determined, the parents can make a repeating cycle of custody and visitation. Basically, the mother and father should make a schedule for a few weeks that outlines when the child will be with each parent. The next part of the template is the holiday schedule. The holiday schedule overrides the normal custody schedule and shows where the child will be on those special days. Some parents like to split the day of the holiday in half, while other parents like to alternate holidays. Again, this schedule should be made with the child’s benefit in mind.

Northwest Florida has a vibrant and steady tourist business, with low unemployment. The brand new Panama City International Airport, projected to open in January 2010, will make the area quickly accessible from virtually anywhere in the United States and Europe. We are still very undervalued compared to other regions of Florida.”

The St. Joe Company (NYSE:JOE), whose corporate headquarters are in Jacksonville, FL, is the largest landowner in the Florida panhandle, owning some 718,000 acres of development land – half of it less than ten miles of the coast. St. Joe has been a big player in the area for a long time, beginning as a timber company but realizing in recent decades that the value of its holdings was far greater as investment property. So now theyre in the vacation home development business, with a great deal of activity centered on Walton County.

According to St. Joe’s Investor Relations Department the long term outlook for Florida panhandle real estate is particularly upbeat.

Long-term economic and population trends continue to favor Florida, whose economy is fundamentally solid and diversified. The state’s population is forecasted to increase by three-fourths (to 28.6 million) by 2030. Its demographic growth rate regularly outperforms that of the rest of the United States: since 1970, the State’s yearly rate of growth has outpaced the national average by 100%. By 2010 Florida will pass New York to take its place as the nation’s third most populous state.

Florida’s solid, diversified economy regularly outperforms the U.S. mean, with a burgeoning tourism industry, plenty of high-tech jobs and a strong high-tech manufacturing sector. A large military presence with a number of active and expanding bases provides stability to the region’s economy. Within the Florida panhandle, Walton County has one of the lowest unemployment rates in Florida and the U.S.

Florida is the commercial center of the Americas. Geographic location, as well as economic and political stability, places Florida at the heart of trade and business throughout the region. Vacation property sales to retirees remain robust, and Florida is a favorite spot for retirement relocation.

The new Panama City airport will be the first major airport built in the United States in almost fifteen years. As a large-scale greenfield airport location, it offers unique opportunities and unmatched flexibility for companies dependent on air transport and logistics infrastructure.
Examples of how airport construction stimulates local economies may be seen in Huntsville, AL, Savannah, GA, Jacksonville, FL, Fort Myers, FL and Northwest Arkansas. All of these airports have stimulated significant adjacent development.

The State of Florida projects that over its first decade, the new airport is likely to create 8,000 new jobs and at completion a total of 13,000 jobs. An important comparison is the construction of the new Southwest Regional Airport in the Ft. Myers/Naples area in 1983, which had a tremendous impact on real estate values. Since the airport opened in 1983, total residential real estate values in the region have increased an average of 11 percent annually.

Fortune Magazine (October 14, 2007) highlighted the St. Joe Company as one of the Ten Best stocks for 2008, citing the long-term potential of the company and its development business situated in the Florida panhandle. The article says: “When Florida real estate does rebound, investors will be kicking themselves for not recognizing today’s $28 stock price for St. Joe Co (JOE) — Florida’s largest private landowner — as a rare opportunity.”

Cedar Point Changes Hands

Majority control of Cedar Point subdivision changed hands this week when local company Waterfront Development purchased the Dallas-based lender EIC who had foreclosed on the property.

Immediately after completing the purchase, Waterfront Development paid off over $60,000 in back taxes and donated 114 lots to the Property Owners Association; giving them needed Green Belts, parks and several key maintenance areas in the subdivision.

In a separate action, the Property Owners association filed a lawsuit in Polk County Monday 4 December against the former developer, seeking to transfer ownership of the Common Areas from Concord Capital Group as Trustee, directly to the Property Owners Association. The former Developer plagued, by legal problems including criminal indictments, filled bankruptcy on Monday 4 December in a Dallas Court.

Over the weekend, well over half of the property owners in Cedar Point worked together and voted to change their deed restrictions in an effort to protect their common areas and clean up the old and abandoned homes, mobile homes and travel trailers scattered around the community.

Many of our residents were trying to make the subdivision a great place to live however, we needed the help of deed restrictions to eliminate the small percentage of those who are hurting our community, says POA President Bettie Dugan, a long time Cedar Point resident. Our community is working so hard to make life great here, just look at the incredible Christmas lights on the homes and at the entrance. These new deed restrictions will prevent additional mobile homes from being moved into the community while allowing the existing ones which are in good condition to stay in place.

Waterfront Development, through its subsidiary Vacation Home Builders in cooperation with The Von Schmidt Design Group already have two upscale homes under construction in the subdivision, and will begin redevelopment of Cedar Point with the help of the community after the start of the New Year with 12 new homes slated for the first half of 2007.

A separate community Know as the Villages of Cedar Point for over 55 residents is planned with cottages ranging form 900-1400 square feet. Exterior maintenance will be provided allowing people to visit family and travel without worrying about their yards. The undeveloped peninsula, which may represent the largest remaining undeveloped shoreline on the southern half of the lake, is slated to become 55 waterfront lots. Each lot will be over 100 feet wide. This project is slated for February 2007.

Waterfront Development, who will be investing over 7 Million dollars in this project, estimates that new construction over the next three years will add over 32 million dollars to the Polk County tax appraisal rolls, while providing needed new housing to attract affluent Houston buyers as well as Baby Boomer retirees.

Cedar Point is a breathtaking piece of property which we have been interested in for over two years, said Charles Von Schmidt, the companys President. We feel the market is right for a project of this nature and, with the help of local realtors, we will be able to provide jobs, needed tax revenues and additional business for local merchants.

Also, at St. Augustine you can go into historic old town or visit the factory outlets. Also the Golf Hall of Fame is located a couple of miles north of the airport.

Fly to Key West or Marathon Key and enjoy island atmosphere of the Carrabean.
